If you were informed that:

“Seller has requested that Buyer submit all requests for Compensation or Concession with their offer” (or similar)


Here is what this means:

  • Seller has not established a pre-determined offer of Compensation to Buyer’s Broker in their listing agreement

  • Seller has not established a pre-determined offer of Concession (Credit) to Buyer in their listing agreement

  • Seller will be reviewing all terms of offers at the time they are received, and the estimated net proceeds from each offer


This does NOT mean:

  • That Seller is refusing or opposed to providing Compensation or Concession

  • That Seller or eXp Realty will not cooperate with other Buyer Brokers


How does the Buyer’s Broker & Agent get paid?

  • Review your Buyer Broker Representation agreement (required to be in place in NJ 8/1/24)

  • Review options with your Buyer to satisfy their obligation to pay the Buyer Broker.

    • Compensation can be provided by Buyer

    • At Buyer’s direction, Compensation can be requested to be paid by Seller in offer

    • At Buyer’s direction, Concession to Buyer can be requested to be paid by Seller. Buyer can used Concession to pay Buyer’s Broker

    • Combination of any of the above.

    • eXp Realty does not participate in Broker-to-Broker Compensation. Requesting a portion of eXp Realty’s Commission is not an option.
